Terms & Conditions

Your Hosts at Pleasant Valley Maple Lodging are dedicated to providing a comfortable stay, while protecting your privacy and safeguarding your personal information. To ensure the safety and comfort of our guests during their stay, we have clarified the following guidelines:



Check-In & Check-Out

  • Check-In Time is between 4pm and 11pm;   Check-Out Time is any time before 11am.

  • Guests will obtain a key to their unit either from the lockbox or from one of the Hosts.  

  • Guests should keep their unit locked.  Guests are asked to either return the key to the lockbox or hand it to a Host upon departure. If guests do not return the key, there will be a $5 charge.  


Housekeeping and Maintenance

  • Premises are thoroughly cleaned between guest stays only.  

  • An ample supply of towels and bedding are provided.  

  • A washer and dryer are located in your unit.  

  • Tie full bags of trash and recycling and leave them outside the front door.  

  • Fresh trash and recycling liners (under the sink) should be replaced in the receptacles.  .  

  • Text us If you have any technical problems in your unit.

  • PVML is a non-smoking/vaping, drug-free property.  Any evidence of smoking or vaping will result in a cleaning fee of $250.00.

  • ​If housekeeping and maintenance rules are not abided by, or if the premises if left in poor condition, the cleaning fee will automatically be charged to the payment method on file during booking.​



Park to the right of the garage.  Please do not park in front of the garage or on grassy areas.


Quiet Hours:

We respect our neighbors and friends by letting them get the rest they need.  Guests are to observe quiet hours from 9pm through 7am of the following morning.  



Rental Units are for registered guests with proper identity documentation. Guests may have visitors ONLY by WRITTEN pre-arrangement with Hosts.  Visitors are not to exceed TEN (10) people and all must provide proper identity documentation to the Hosts.  Visitors are not allowed to remain on the premises past 9pm–the start of Quiet Hours.   



The maximum occupancy of The Cottage at PVML is 8 Guests. 



Well behaved children are welcome.   Like adults, each child counts as a Guest.



Although we love animals, unfortunately, we cannot allow pets at PVML.



Charges are to be paid-in-full when the unit is booked.  



Guests are liable for property damage caused by members of their party, during their stay. 


Personal Information:

PVML collects information to streamline the reservation experience. We respect your privacy.  We will not give or sell your information.  We may use data collection devices such as "cookies" on our site to measure effectiveness and safety.  You are free to decline cookies, if you wish.​



Rest assured that our secure booking platform will keep your personal information confidential.


Cancellation Policy:

Reservations canceled up to 14 days prior to arrival are refunded.  Reservations canceled less than 14 days prior to arrival are non-refundable.  Holiday periods require a 30-day notice of cancellation. 


Physical Accessibility:

We are in the woods, at the top of a hill with a long, gravel driveway.  There are 2-3 steps at our entrances.   We are not accessible to guests with disabilities that would prohibit climbing stairs.  As we have a single-family unit accommodation, we are exempt from the requirements of the ADA.

  • In case of a smoke or carbon monoxide alarm, evacuate your unit through the most direct path. 

  • Exterior cameras are positioned on the driveway and grounds to monitor our surroundings.



Photography for commercial or public purposes requires prior written approval from Hosts.


Valuables/Personal Belongings:

Keep your valuables with you.  PVML bears no responsibility for damage or loss of personal belongings. In the case of damage/loss, inform your Hosts so that they can assist as is most appropriate to the situation.


Guest Conduct:

No illegal activities are allowed on the premises.  Guests are required to abide by and conform to all applicable regulations and laws.  Further, Guests will behave respectfully and will not make a nuisance of themselves.  If so requested by Hosts, Guests must vacate the premises.  Hosts have the right to remove the Guest’s belongings from their unit if they are no longer welcome on the premises.  


Our relationship is that of Hosts and Guests:

You are the Guests of Hosts Francine Wizner and Bruce Fister. Our agreement is for your short-term stay, lasting fewer than thirty (30) nights.  Your stay shall not constitute or create any tenancy or sub-tenancy in the premises or any portion thereof.  The Hosts shall always be in full and absolute possession of the entire premises (41 & 45 Traver Road, Pleasant Valley, NY 12569).


Policy Modifications:

PVML may amend this Privacy Statement to meet changes in the regulatory environment, business needs, or to satisfy the needs of our guests, properties, strategic marketing partners, and service providers.
